Letting Fees for Landlords

Here at Hunter & Hunter we provide 3 Different lettings services: Letting; Rent Collection; Letting With Property Management. Please see the below for our fees and a full description of our services.

Letting only (8.4% Including VAT)*:


With this service we will:
  • Sourcing & filtering applicants to find the most suitable tenant for your property.
  • Standard referencing checks.
  • Standard credit checks.
  • Drawing up tenancy documents and arranging for the documents to be signed.
Renewals will be charged at 8.4%(including VAT).


Letting & Rent Collection (9.6 % Inc VAT)**


This service will include:
  • All services listed under Letting service
  • We will collect the rent on your behalf and forward the necessary funds onto you.
  • In the event that a tenant hasn’t paid the rent on time or in full we will follow the necessary procedures - for example, sending 7 days, 14 days & 21 Days request letters.

Professional Inventory:4 & 5 Bedrooms £225.00(Out Sourced)
Drafting & Sending of official Documentation (Notice of Sections of the housing act; official Letters; Etc) £40.00

Maintenance Administration Fees:


If we do not provide you with a full management service and you require us to arrange any maintenance work the charge will be as follows;
  • For work where the overall cost is £450.00 or less we will charge £45.00
  • For work where the overall cost is more that £450.00 we will charge 10% of the overall cost


Letting with Property Management (14.4% Including Vat)***


With this service we will:
  • Sourcing & filtering applicants to find the most suitable tenant for your property.
  • Standard referencing checks.
  • Standard credit checks.
  • Drawing up tenancy documents and arranging for the documents to be signed.
  • We will collect the rent on your behalf and forward the necessary funds onto you.
  • In the event that a tenant hasn’t paid the rent on time or in full we will follow the necessary procedures - for example, sending 7 days, 14 days & 21 Days request letters.
  • Check-In with Utility Meter Readings and informing supplier.
  • Check-Out with Utility Meter Readings and informing supplier.
  • Drafting & Sending of official Documentation.
  • We will handle all correspondence with the tenants, which includes all maintenance issues that may arise.
  • Interim Property Inspections (6 Monthly).
Please note that, Right to Rent checks; Rent Guarantee policies; and Inventory Services are chargeable, even for fully managed properties.

For Example:


If your rental income is £12,000.00 p.a., our fee’s will be:
  • * Letting: £1008.00p.a. IncVAT
  • ** Letting with rent collection: £1152.00p.a. IncVAT
  • *** Letting with Property Management: £1728.00p.a. IncVAT
